Over the past four years, we have acquired the former Angel Croft Hotel, Westgate House and Cottage, and the surrounding land on Beacon Street, Lichfield. We aim to develop the three-and-a-half-acre site into luxury city centre living whilst harmonising with the Georgian architecture of the surrounding area.

The 1 Beacon Street site has a prime location in the heart of the conservation area in the historic city of Lichfield. It adjoins Beacon Park, with the medieval gothic cathedral less than 200m walk away, and the vibrant city centre is less than 2 minutes’ walk away.

The location offers excellent transport links around the country, Lichfield City train station is half a mile away, with trains into Birmingham every 20 minutes. Lichfield Trent Valley less than 2 miles away, with direct trains that get you to central London in as little as 80 minutes. Lichfield also provides excellent road links around the country, with the M6, M6 toll, A38, A5 and A51 all within a short drive of the city. Birmingham International Airport and East Midlands airport are both less than 45 minutes’ drive away.

The Angel Croft Hotel has existing planning permission to convert both it, and its associated outbuildings, into apartments. We commenced works based on this planning permission in spring 2017.

We have recently submitted a planning application to Lichfield District Council for the remainder of the site. The proposal includes a new 12-bedroom boutique spa hotel, 32 homes, an underground car park together with a new pedestrian route linking Beacon Park directly with Cathedral Close. The boutique hotel will include an indoor swimming pool, full leisure facilities and treatment rooms. From a mixture of conversion of existing buildings and new builds, we plan to create 5 houses and 27 apartments.

Our prosed development also includes road improvement works to Beacon Street including the introduction of a 20mph speed limit, raised tables and widening of existing footways. This is aimed at making the area safer and more accessible for pedestrians, including people with disabilities and parents with buggies.

Our proposed development has a traditional design, using characteristics of historic buildings within Lichfield as nspiration . Mark Williams at BHB Architectural Practice explains why this approach was used: “Our design is intentionally architecturally diverse to emulate the rich variety of traditional architecture within Lichfield which has grown organically over the years. We believe this has ensured that our proposal complements the surrounding buildings whilst being sympathetic to the area’s heritage.”

Please watch our video introducing the scheme for more information. We would welcome any comments or queries you may have on the scheme. You can get in touch via email on info@friels.co.uk or over the phone on 01922 708860. Alternatively, comments can now be made directly on the planning application by going to the Lichfield District Council website and searching for the planning application reference 20/01374/FULM.

The Angel Croft is a Grade 2* listed building, with Westgate House and Westgate Cottage being Grade 2 listed, as such these buildings must be restored with great care and attention. We are delighted to confirm that the former Croft Hotel has been removed from the Heritage ‘At Risk’ register following our recent restoration work.

The surrounding land itself is also of historic interest, and as such we have had an archaeologist involved in the project at this early stage, they have been involved throughout the process whenever we are excavating existing ground. We update our mailing list with any interesting historical information that we uncover via our Newletter, and welcome any information that local people may have on the history of the land.
The existing pay and display car park adjacent to the Angel Croft has recently been repaired and enlarged, it will remain open and operational for the foreseeable future.

Please sign up to our mailing list and you will be forwarded further information when it becomes available.

The Angel Croft is registered with the Considerate Constructors Scheme and Friel Homes have made a commitment to care about appearance, respect the community, protect the environment, secure everyone’s safety and value our workforce.
